What to Look for During a Home Showing or Walkthrough

It’s easy to get swept away by staging and fresh paint, but a savvy homebuyer knows where to look beneath the surface. Here’s how to spot red flags—and hidden gems—during a home tour.

Walking through a potential new home is one of the most exciting parts of the buying process—but it’s also when you need to keep a sharp eye. While it’s great to fall in love with the kitchen or backyard, remember: this is your chance to uncover clues about how the home has been maintained and whether it’s truly the right fit.

Start by checking the structure and layout. Look at ceilings and walls for cracks or water stains. Open cabinets and closet doors to check for musty smells, which could signal moisture problems. Pay attention to how the space flows and whether the layout fits your daily lifestyle.

Next, examine systems and surfaces. Test light switches, faucets, and windows. Are they working properly? Is the water pressure strong? Look for signs of DIY fixes or deferred
maintenance, like chipped paint, loose tiles, or inconsistent flooring. These may hint at larger underlying issues.

Don’t forget to step outside. Walk the exterior and yard, checking for drainage issues, foundation cracks, or roofing concerns. Notice the neighborhood too—is it quiet?
Well-maintained? The surrounding area plays a big role in your long-term satisfaction and property value.

A home showing is more than a look—it’s your chance to ask questions, inspect details, and picture your future. Want help knowing what to look for or what questions to ask during a tour?
