Things to Look for During the Final Walkthrough

Let’s say, you just bought your first home and the excitement is real! You finally got that walk-in closet you’ve always dreamed of, a kitchen that will host many dinner parties, and a backyard that you’ll enjoy sitting out on the patio in the sunshine every weekend.
 
But in reality, you later realize that the water runoff that’s supposed to drain away from your house is actually staying too close to the main structure, the kitchen outlets weren’t properly installed by a professional, and the walk-in closet has water damage from a neighboring bathroom. What a nightmare!
 
This is why it’s important to have a checklist in hand when you go to do a final walkthrough of the home you’re purchasing.
 
 
 
Final Walkthrough Checklist
 

Appliances

Do all of the appliances function and work as they should? Check the dishwasher, refrigerator, microwave, range (stove/oven), washer and dryer, and garbage disposal. Also make sure the range isn’t leaking gas if applicable.

 

Electrical

    • Do all of the light switches and outlets work?
    • Does the garage door open and close properly?
    • Is there any exposed wiring?
    • Do the exhaust fans in the kitchen and bathrooms work?

 

Plumbing

    • Are there any leaks in the bathrooms, kitchen, or laundry room?
    • Do all sinks and drains drain properly? No clogs?
    • Is water pressure strong enough in the showers and kitchen and bathroom faucets?
    • Do the toilets flush properly?

 

HVAC

    • Does the thermostat work?
    • Is the home heating and cooling properly?

 

Windows and doors

    • Are the windows broken or missing screens?
    • Do the windows and doors open and close properly?
    • Do the locks and latches work?

 

Basement, attic, and crawl spaces

    • Do the spaces have exposed wiring or plumbing?
    • Any signs of pests or damage?

 

Front and backyards

    • Does the water around the house drain out and away from the structure?
    • Are there any signs of flooding areas?

 

Miscellaneous

    • Have all necessary repairs been made after the home inspection?
    • Is there any damage to the walls or floors caused by movers?
    • Any signs of mold or water damage?
    • Any signs of pest infestations (dry rot, spongy floors, crumbling timbers etc.)?
