Step one is that we're going to come visit you. And don't worry, we are not there to look at the dust on your baseboards. We're there to look at big items. Big ticket items would be what a buyer is going to be analyzing when they write their offer. They're going to look at the roof, windows and doors, furnace/air conditioner, etc to make sure that their offer reflects what they feel the home is worth.
Based on our assessment, we’ll do a comparative market analysis. Not just looking at the estimates that we're seeing online because we want a local value for you, one that really applies to your house, your neighborhood, and your town.
Then, you get an offer on your home. Items on an offer include the inspection timelines, and then, of course, how quickly do you have to move? We want to make sure that we are not leaving you homeless. Next a home inspection will be done on your home and they’ll walk through your property and look for items that may or may not need to be fixed. And those are negotiable. But hopefully we're looking for big ticket items.
After the home inspection is complete, an appraisal will be done on your home so the bank makes sure that we priced your home right. And then the title opinion is going to ensure that the home comes free and clear of all encumbrances and liens. Now, what's a lien? Well, what if you didn't pay your credit card off? What if you didn't pay your child support? Or back taxes? These items need to be free and cleared for the next owner.
Now it’s time to move out! To say thank you for doing business with us, you can use our moving van free of charge. That’s right! Come and pick it up. Just fill it up with gas for us, please. And all you got to do is use it and drop the keys back off to us.
Time for closing. The buyer goes and signs loan paperwork, and afterwards we're going to send you your proceeds check.
