June 2026 Des Moines Area Housing Market Update

Active listings continued to increase as the warmer summer months rolled into the Des Moines Metro. The 4,263 active listings of June represented a 5.2% increase from the 4,054 active listings of June 2025, and a 3.2% increase over the 4,130 active listings of the previous month.
 
Closed sales also increased, jumping to 1,690 transitions in June, an 18.7% increase from the 1,424 closed sales of last year. Similarly, month-over-month saw a 17.8% increase from the 1,435 of May. 
 
Pending sales remained stable in June with 1,402 pending transactions, a 7.4% increase from the 1,306 from June 2025. Month-over-month, pending sales dipped slightly in June, decreasing 5.3% from the 1,481 pending transactions of May. 
 
Median sales price came to $319,000, a 4.6% increase from the $305,000 median sales price of one year ago. The metric saw a 4.2% increase from the $306,000 median sales price of May. 
The 58 days on the market in June represented a 12.1% decrease from May’s 66 median days on market, while remaining modestly above the 54 days recorded in June 2025. 
 
Conventional financing accounted for 1,219 transactions, or 72% of all sales in June. Consumers paid cash for 231 transactions, or 14% of sales, while FHA loans were used in 132 transactions or 7.8% of sales.
